Two people I know are currently in the hospital on ventilators with Covid, both vaxxed and boosted. One is a relative who has been battling cancer for a couple of years. He's probably not going to make it.

Thanks. Like I said my relative was already very weak. I do not know the medical information on the other person I know because he is the man who is supposed to be putting a new roof on our house.
We're just reading up on buying a place in a Probate Sale. It's a little tricky and scary.
On the plus side, though, it would be a huge bargain and fit all our needs and beyond. Have to talk to our advisors about this.

Side note on the location: It's a 15 minute walk from our current place, three blocks past Matilda's old elementary school. It's halfway between the Fairy Gates Trailhead in Sutro Forest and Tank Hill (where I asked JZ to marry me).
Best wishes for a successful house hunt. One of my coworkers is buying a new house - his only child is heading off to college, so they're downsizing from a BIG place in the 'burbs to something smaller and closer in.

For comparison's sake, that price will barely get you a flat within a Victorian in our neighborhood. So to have a whole house with two complete flats, and a mother-in-law type unit with a big back yard near our neighborhood for that price is a huge bargain.
However, that means it'll also attract the attention of real estate investors who aren't looking to move in but flip it.
So a probate sale would involve a down payment to make a bid, and then an overbid process that the court would oversee.
With a place like this we could secure housing for Emmett and Matilda in the city as well, not to mention a separate M-i-L with its own bathroom and kitchen to put friends up for an extended stay.
And we'd go to town landscaping the hell out of that back yard. Does it need a gazebo? Maybe a Tiny House/Studio?
