So we talked to our realtor which tempered our expectations somewhat. Also we're now looking at disclosure documents on the property and it's clear that the previous owner got old and let things get dilapidated.
But we'll see it in person this Saturday and we'll put in a bid. But our Realtor said that he expects the overbid process in court will drive the price on this up towards $2.8 which is more than we were planning.
He also told us that it's the slow season, and a lot more stock is going to come onto the market soon and we're well positioned to get what we want. So some patience is in order.
But just thinking about
what
excites us about this property helps clarify what we're looking for.
In my mind I was sort of thinking we'll get something for us now, and down the line we could buy a flat for Emmett and Matilda to secure a place for them in San Francisco. But if you add that price to our budget for our own place that would be much more than what this place will go for. So, it makes sense to think about getting a place with a separate unit now.
Also our financial advisor is holding our money out of the market right now because it's so volatile, so it seems like it might be a better time to put that chunk of money into real estate.
But really we need to go back to our financial advisor and our bro-in-law (TJ) and get a better sense of how much we should stretch our buying budget. Just thinking out loud. These are obviously good problems to have.

Ditto. My nearly asymptomatic pneumonia was not Covid-related. And was still more than bad enough. And has really driven home how not-invincible I am. The fact that we're no longer working remote reduces the likelihood that I can retain unicorn status, but I'm trying.
So Covid avoidance, or, failing that, easy Covid ~ma all around.
And I will ,eventually, have to ship them, come to think of it.

I'm pretty sure the value of my IRA is 2 nickels, some shiny rocks, and a handful of Froot Loops. I really hope the Froot Loop market goes back up.

I haven't invested in a 401k (or any retirement plan) since I left MIT in 2010, but I left my account with their financial investment team and it's doing surprisingly well.
Life here in Austin is ok. I just applied for a job that would be perfect for me and I would kick ass at. So if there's any job~ma around, I could really use some. I think it's the only job/org I'd feel ok leaving the freelance life for.
Exciting home ownership news: we cleared out the garage and replaced the automatic garage door opener, and now I park my car in there ALL THE TIME. Ok, that's not exciting, but having lived a garage-less adult existence (and before that, I only knew garages as junk repositories.)
Oh! We also have a new cat who thinks he's a crazy kitten. We named him Milton and he's cute and feisty AF.

3-year Vision meeting went pretty well. I actually did talk and VP asked me follow up questions which I did not expect but it was fine. Cat only leapt across the camera a couple of times. Sigh. My only remaining meeting for the week is something "fun" tomorrow that I haven't RSVPd to yet.
