omnis, we are on the other side of a short sale waiting... apparently the bank is awaiting approval of the sale from their insurance company. I highly recommend paying for PMI rather than that advice I've heard in the past about taking a short second mortgage to get to the 20% down payment so you don't need PMI. PMI is saving our ASSES in this underwater sale.

Yeah, the bank should (fingers crossed) be getting their money back from the insurance company so hopefully that will make the process more palatable to the bank. (credit union, actually.)

So I showed up at 6:55 and was the first one there. Next guy got there at 7:05 or 7:10? I guess we start at 7ish, aka NOLA time. Not complaining, punctuality has never been my strongpoint so I'm glad to have wiggle room.

I have always taken out a 2nd mortgage, but I have often paid that 2nd mortgage down as quickly as possible. So, in a situation like yours, I likely would only have 1 mortgage to deal with.
