Yeah, sadly the neighborhoods that are full of walkability (like, say, mine) are not full of hotels. Downtown, while full of hotels, is not full of cheap hotels.

I see Seattle a lot more like our Los Angeles F2F where we actually stayed in Burbank. Seattle is much less defined by it's downtown, the same way LA is not defined by a central downtown.

The first F2F we stayed in Evanston and just took mass transit into Chicago. As long as a city/urban area has good mass transportation, it doesn't seem as critical to have a centrally located hotel.

I agree. I'm not worried about being a bit out of downtown, especially if there's a shuttle for those who want to check out the Space Needle or Pike's Place.

If it's light, more like 5-10 to Downtown. It's only five miles north. 15-20 to SoDo, where the baseball lives, but 5-10 to the Downtown exits.
You might want to look at your speedometer the next time you try that. There's no way in hell to make it from Northgate to Downtown in sub 10 minutes.
Not unless they decide to give you a frikkin' motorcade and stop any other vehicles from entering the highway.
And realistically, it's going to be summer and it's going to predominantly be the weekend so all bets are off as to the state of traffic. Watching the WSDOT traffic info will be your friend - [link] This map shows you Northgate in the upper left. Downtown is just a little off the bottom of this zoomed map.

Dude, it's five-six miles north of Downtown. I can make it from Northgate to the Stewart or Mercer in under 10 without breaking the speed limit in clear traffic.
