we have an ARM, but we were well informed of the facts and risks. It's set for another 2 years, and has safety nets built in.

I'd be lying if I said I wasn't nervous about it in this economy, but I think it will work out OK.

I'd love to refi into a 15 year mortgage though. Less interest and more principal!

Happy birthday, Nora! It sounds thoroughly indulgent and well planned. Have cake! Avoid financial catastrophe!

I'm back from the morning commute.

Last year, Emmett's classes started at 8:55. This year they start at 8:00. Fortunately, Matilda's daycare takes kids as early as 7am, so we roust everybody up and we're out of the house by 7am (no easy task with two sleepy kids). Drop Matilda off first, then head across to the East Bay to get Emmett to school. Then drive back and try to find parking on street sweeping day.

Emmett's grumbling a lot about the schedule, but he only has to get up 15 minutes earlier at my house than he does at his mom's house. Still, it's a grind. I've been up and running for 2 1/2 hours by the time it's 9am.

On the plus side, once I get some temp work again it'll be easier to make it downtown on time.

Ugh, David. I sincerely feel your pain. I am out the door at 6:55 with Brendon, then off with Bobby at 8:30. To work, then pick up one at 4:30 and the other when he calls which is anywhere from 3:00 - 8:00 depending on sports. I'm running constantly.
