Sean, I agree with getting the social worker involved, but I think you need to stress with the SW and S's Mom that other than intervening with the landlord, you are not the decision-maker or the caretaker and they need to talk to each other about everything else.

Sean, do you belong to any unions? A lot of them maintain emergency funds for members who've fallen on hard times. There may be funds available through other sources too--up here, the local organization that runs the big monthly actor/director/techie newsletter and coordinates the gigantic yearly regional mass auditions also has a small fund for anyone on, under, behind, or somewhere in the rigging above the stage who finds themselves in dire need (usually because of a health care crisis for someone in the household).
All of this is stuff the hospital social worker could pursue for you; you just need to mention it.
