I'd be inclined to let her screw up one more time before sending the letter if she sounded contrite enough.

I'm sort of with Trudy on this, vw. Or, I might take a middle road, and just inform her on the phone, something like, "Look, we really want decent notice when you're coming over. A recording on the voice mail doesn't cut it. I need you to at least talk to one of us, so if it isn't a good time, we can let you know. I'd really prefer the 24 hours we're allowed, but try to be generous in that regard when I can."

If you were staying there, I might recommend you go stronger, but you're almost out. You can reserve the letter if the verbal warning doesn't do the trick, but you're almost out of there, and if Emily let him in (I thought he let himself in) yesterday, yeah, what he did still doesn't respect all your rights, but it's helping you guys, if he's putting in a screen (or whatever he was doing).

Have they already rented out the place?
