I don't know how legal landlords discriminating against students is, but I know it happens in Chapel Hill. Well, the ones who do so don't officially discriminate against students, they have an age limit. So if you're a student who's over, say, 25, they'll rent to you. I guess if car rental agencies can do it, so can landlords.

Doesn't sound like it. Even the "no housefuls of frat boys" types usually get the difference between that and late-20s grad students, if they're at all inclined to be reasonable.
