how about Dan Simmons' Carrion Comfort? The novel itself is kinda weak from all the stuff he added to make it book length, but the original short (novella?) was really tight and creepy.

Anne - they are negotiable. It is up to you ( with the realtor) to decide. Depends on the market. For my sister's house - they tossed every bid with contigencies, because they had 12 by opening bid day. We bought out house with some contigencies - because It had been on the market for two whole weeks with no bids ( strange in this market) So it all depends. good luck

That's the idea I'm getting. The only thing that worries me is that the buyer (a first time homebuyer) sounds "panicked", according to my realtor. Hopefully we'll be able to smooth everything out and do/pay a bit less than they're asking.
Worst case scenario, I should still come out of this with enough to make the down payment on the house in St. Louis.
