That's the idea I'm getting. The only thing that worries me is that the buyer (a first time homebuyer) sounds "panicked", according to my realtor. Hopefully we'll be able to smooth everything out and do/pay a bit less than they're asking.

Worst case scenario, I should still come out of this with enough to make the down payment on the house in St. Louis.
