Just talked to our real estate agent, who talked to the seller's agent.
Seller said (same thing he told us) that they weren't looking at bids until Tuesday.
Our guy said, "C'mon now, this is just a smidge below what you were asking the last time before and you couldn't move it and pulled it off the market. Our offer may not be there next week."
Seller's agent said, "Well....would they be amenable to letting the current tenant staying until the end of the school year?"
Our guy: "Didn't you read their letter? They specifically said they would."
[Also we talked to her in person today and told her so as well.]
Seller's agent: "Hmmmm."
Our guy [after application of both carrot and stick]: "Talk to the seller and call me back tomorrow. There's no point in waiting for a better offer when you have what you want in hand."
I like how we're all like, "I guess we twiddle our thumbs now?"
And our agent is like, "Time to apply the thumbscrews and/or delicious reward."

Our agent was able to get them to accept the deal based mostly on our kindly impulse to let the current tenant stay through to the end of the school year. (Plus the overbid.)
So. We're in agreement. Nothing's signed. But that accelerated quickly.

Hahah I did notice that when I looked at the place, it showed up on the map. Do not recommend their ER. (Also don’t recommend needing the ER, but…)
