Theo - do you have people in Tucson? And are you looking at 3/2s because you want that much space or because that is what tends to be on the market? Have you considered a townhouse or garden style condo where you would be responsible for less upkeep?

I have some friends in Tucson, and have visited before, so I know a little about the place, and just generally love the scenery and dry dry climate. It's way more liberal than most of AZ, which is also attractive. And has universities and so on, plus neighborhoods where you can walk to the grocery store et al.
Interesting coincidence, bt. The forecast high in Washington, DC today is just one degree off from that. Of course, 37F is a lot colder than 38C.
