beekaytee, ack! Is the reason on the notice something along the lines of him changing the property's use? What's the date he's given you?
Amy, he's saying 'for personal use' which seems highly unlikely, given that he has a big house in Chevy Chase. I am meeting a realtor/friend tomorrow to talk about the market options because he actually has to offer me first right of refusal. Also, I can sell my tenant's rights though I don't know what that entails.
I am 100% certain that he did not discuss any of this with the agency that issued the notice, so my lawyers will be on it.
Frankly, if I could sell my rights for enough to find the right place, I'll suck it up and go.
He noted the out date as New Year's Eve, which is the anniversary of my moving in. Classy, as always.

Of course, I'm smack dab in the middle of hypnosis school, so am going to be struggling to stay focused. Funny enough, this is the one discipline that will be of most use in this regard.
I already have almost all of the 50 hours of practice booked that I need for certification. Once I can actually charge, it will be an enormous help. Right now, I have NO money for moving OR lawyers!

I have been known to laugh bitterly at people who said that to me in the past. Or, IIRC right after my Mom passed away, I burst into tears at them. EDIT: Not that it was a deliberate, conscious reaction, but it certainly shut those people up.
