Now if I can just find one from 2010+, with all wheel drive and manual transmission. Is that so much to ask?
Options to look at are the Jeep Renegade, Jeep Compass, Jeep Patriot, Mini Countryman, Subaru Crosstrek, and Subaru Forester. All of those were available with AWD and a manual transmission. They didn't sell that combo in huge numbers, but they were available, so you may be able to find one.
Here are a few Jeep Patriots in your area. They weren't the most popular Jeep model, but it means you can get some good deals on low mileage models.
Ooooh, Drew! I wasn't thinking Jeep (and I cringe just a little at the 'Patriot' moniker, Because) but pursuing an opposite-to-the-herd strategy (thinking outside the car-box) might be helpful indeed.

Oh, Scrappy! So happy to read this. You did so much to make the place warm and appealing. Good to see it pay off.
A Suzuki SX4 might be a possibility. It's a bit of an oddball, but they weren't very expensive even when new.
The problem with 4WD and a manual is that a lot of little SUVs provided a front-wheel drive only model with a manual, but not a 4WD manual. The FWD manual is really more of a marketing thing than a model they expect to actually sell so even they are rare.
As a bonus, you get to play this for your customers.
