The hoops we've had to jump through to attempt to get a $45K mini-mortgage on a condo my dad and I already own free and clear have been awful. I can't even imagine trying to buy a house right now.

And really, nothing disastrous has happened (yet). It's more like, you have to initial this counter-offer. Wait, the mortgage company wants something changed. Wait, we have to move the closing date. Initial everything again. Hold on, the inspector can't make it out until this day, and the option period runs out before that, so we have to extend the option period, and it's Easter weekend, so blah blah blah, and please sign these papers and send them across the country to us, and make sure to send copies to the broker, the processor, the underwriter, the listing agent, the buyer's agent, and Jesus.

Handling a lot of the paperwork from my office kept me saner. I could print out the pdfs in the copy rooms, sign them standing there, feed them back INTO the copier and email them from there. Also, my real estate agent made herself a single point of contact. So I didn't have to know the distribution necessary, she did all that shit. I did have a thread with the mortgage broker going, but Magan was in on that too, and took care of any loose ends and picked up threads I had no idea about. God knows, she brokers MUCH bigger sales than mine, but she was just as available and attentive for her wee budget clients as her $3mil ones (seriously!! That was another front she was running when I worked with her.)

I love my social-media-savvy, networked, bleached-blond, irrepressibly perky Texas cheerleader to this day. I've managed to send 2 other people to her, and they were equally enraptured. But I don't think they can claim that their closing netted twins (she's pretty sure she conceived her twins on the eve of my close. Which would seem like TMI from your realtor, but the fact I know it is all my fault for teasing her about it: "So wait, I bought my first house AND knocked you up?" Silence and then hysterical giggles.)

...yeah, I had a good experience.
