le nubian, the zillow estimates in my town directly correspond to the county estimates of value for tax purposes. Thankfully (from a tax-payer and house-seller's standpoint) these estimates are quite a bit lower than the houses sell for on the market.

Zillow might have better estimates in bigger markets, but here they just troll the tax rolls.

Oh, that's interesting, Rick. I've been saying we're underwater based on zillow, but I know the tax estimates were much lower than the appraisal we had done at the time. So I should check and see if that's the case in our area. I bet it is.

Ooh, good tip! The grocery store is way easier to get to than the bank, for me. But I can definitely go to the bank when it's open tomorrow, so that should be fine.
