Hopefully the figures are further off at the higher end, but I just checked my parents' house on zillow and the estimate was within $100 of what the mortgage company assessed it at a couple of years ago.

I just went to realtor.com and looked at recently solds and it is possible the zillow price is off by $20K.
When I had it appraised a few years ago the zillow price was much higher than the appraisal.

Yeah, I don't get how zillow does their estimates. Maybe it's just looking at everything that sold within a certain radius? Because there's a huge difference in what a house on my street will sell for vs one around the corner. And houses on my street don't go on the market very often so that may be a factor.
