Sj, if it had come in 13k less for me, I would have had to make that money up in cash OR work with the seller to lower her price. I really hope it works out for you.

Eta: just remembered that the closing costs were a lot more than what I had anticipated (I had misunderstood the original estimate) and I ended up negotiating with the mortgage co to add a quarter of a point to my rate to cover the rest. So I think you will definitely have options!

We can afford to go up a bit, but we're hoping the seller will come down a bit as well. It probably means that updates like ramps are going to be put on hold. We'll work it out, but I'm not happy right now. We weren't expecting the appraisal to be this far off. Our real estate agent is shocked.
