Sj, if it had come in 13k less for me, I would have had to make that money up in cash OR work with the seller to lower her price. I really hope it works out for you.

Eta: just remembered that the closing costs were a lot more than what I had anticipated (I had misunderstood the original estimate) and I ended up negotiating with the mortgage co to add a quarter of a point to my rate to cover the rest. So I think you will definitely have options!

for both of my homes, I had to take out a 2nd mortgage, to get the main mortgage down to 20% of the sale price.

so yes, there are a lot of options.

We can afford to go up a bit, but we're hoping the seller will come down a bit as well. It probably means that updates like ramps are going to be put on hold. We'll work it out, but I'm not happy right now. We weren't expecting the appraisal to be this far off. Our real estate agent is shocked.

But yes, it's unhappy-making but you do still have options.

Ginger, Seabiscuit is totally like that. I swear he could tell if someone was drunk while they were walking up the driveway. He never barked at our students or our elderly neighbor, but let someone stagger up from the highway with bad intentions and he was all over it.

My neighbor hires creepy guy, who's his daughter's age, because he grew up in the neighborhood and he feels sorry for him. Everyone else who grew up in the neighborhood stays far, far away. My neighbor has even admitted that he's creepy and said not to be alone with him, yet he keeps giving creepy guy reasons to be right next door.
