Awww, nice to have the parental love going on, smonster. One of my non-negotiable rules with my son is that he can not stay in my house if he is smoking, anywhere, anytime, and people will rat him out. It is just that important to me. I spent his toddler years holding a nebulizer to his face and both his grandfathers, and 2 of his great grandparents died from lung disease. It is really important to me to get him to stop before it is more difficult. At this point all I can do to impress him with my determination is to cut off the roof over his head and pizza in his belly. I'm pretty sure it is working. He is a hugger and I haven't smelled it on him.

That's great they accepted your offer, sj! If you can go with the home inspector on the inspection, do it! It's a great way to learn about how the house works.
We'll both be at the home inspection as will our real estate agent. The house buying book we're reading said that if the home inspector doesn't want you there, don't go with that home inspector. We definitely need advice about the boiler, etc. We've never had to deal with that kind of thing.
The good news is the current owners use about a 1/4 of the oil per year that we use in this drafty apartment, so yay savings! It will practically pay for the taxes.
I made Ethiopian food, and it actually tastes more or less like the Ethiopian food at the restaurants. I'm fairly impressed with myself. (And with the cookbook.)

Yikes. Buffista~ma needed. There are other offers in. We modified my offer to be more compliant with how short selling bank has dealt with offers before (thankfully selling agent is on it, and has dealt with this bank before). Switched to me paying for termite check ($100) and equal share of closing costs (I start by asking for seller to cover 100% closing). Thankfully Apple stock is up, so that is affordable. Dunno if that is enough to boost me to the top of the pile. Hope so!!! Eeep!! Cross your fingers, toes, or whatever.
