Thanks, Erin. We bid 20k less than they wanted, which was reasonable based on what similar houses in the area, and they counter offered 1k less than their asking price. This house just came on the market, but many we have seen have been on the market for more than a year. Maybe someone else will jump at it for the full asking price, but I doubt it.

sj, when we went through the hell process of selling our house we had gotten an offer we couldn't accept and they didn't like our counter (though I don't think we were quite as stingy), so I thought we were done with that buyer.
A month later, they were ready to go a bit higher and we were ready to go a bit lower and we finally found an amount we were both able to agree on. So, while you may have to walk away for now, you may not want to completely cross it off the list.

How does the process work from the seller's POV? When the seller counter-offers, do they run it by their realtor, and wouldn't a realtor tell them that coming down $1K is ridiculous? (Or, I guess, the realtor wants as big a commission as possible and approves the fuck-you counter-offer on the belief that the listing just came on the market and therefore they have time to be dicks about it before actually realizing that it's not a seller's market? [Or, at least, it's not a seller's market here. It might be in your neck of the woods.])

My brother just sold his house, he ran the counter offer by his realtor but also crunched then numbers again himself to see what he felt he could reasonably go down.
However the differences in the counter offers weren't as extreme.
Well, they did just set the price and haven't had time to let the market tell them otherwise. Maybe they felt insulted by your offer and were just reacting with an insulting offer and will calm down and look at it more clearly by your counteroffer. Don't give up yet.
