My brother just sold his house, he ran the counter offer by his realtor but also crunched then numbers again himself to see what he felt he could reasonably go down.

However the differences in the counter offers weren't as extreme.

Well, they did just set the price and haven't had time to let the market tell them otherwise. Maybe they felt insulted by your offer and were just reacting with an insulting offer and will calm down and look at it more clearly by your counteroffer. Don't give up yet.

Teppy, yes the seller's agent should advise them when they are being unreasonable in their expectations.

Suzi, I totally understand if they can't go lower, but there are better ways to go about it. Plus, they are moving into her mother's place, so I would think a lower proce wouldn't hurt them too badly.

We're not completely giving up. We probably will counter offer, but I need to prepare myself for it not going our way so that I can move on and keep looking.

sj, they may be upside down on the house and owe more than the market value. It's possible that they're trying to avoid foreclosure. The bank may be forcing them to sell for what they owe before they approve a short sale. I'd be hesitant to assume a lower price isn't harmful unless you know their specific circumstances.

I do agree that they could have communicated it in a better fashion.

and sj I got some advice from my real estate agent -- basicly 5000 is the line not to quibble over -- so 1k say to me that they aren't ready to negotiate - good luck
