lisa - your post in apocy... made me think of one of the shows on HGTV that I am OBSESSED with - designed to sell. also real estate intervention. anyhoo, I feel like I have learned tons from those shows that I will use when it is time to sell my place (like I am a hugely atypical buyer). their website might be helpful for some tips for him.
ION - I had a to-do list for today with 3 yucky things on the workside (above and beyond normal work which does not go on the list) and 7 things on the personal side. I've addressed 1 on the work side (although it is not complete, just awaiting a response) and 3 on the personal side. DO not think I will make it through the list today, given what is on the normal pile. still, productive.

I have watched so many of these type of shows (Canadian versions: Take this house and Sell it, The unsellables, UK: House Doctor) that I could probably become a pro.
Thanks, msbelle. We will check it out. I thing the big thing is people are super bargain hunting rightnow. I think he'll need to drop the price below what he paid for it, which sucks...and makes me feel guilty.

that's a lot of what they go through on real estate intervention. The last one I saw, the people opted to rent their place instead on sell. As a rental, they could make more and almost cover their monthly mortgage, whereas selling, they would need $20-30K out of pocket to close a deal.
I have learned that I should probably paint some of my rooms to a neutral color before showing (bye pink kitchen), get about 1/3 of my furniture into storage, stage my upper living room as a dining room. Would probably make back the money if I replaced the bathroom vanity and sink, and if I redid the floors.
Yeah repainting to neutral colors might help. It's hard for us to think about investing in that place right now. The energy and money is going into our home here. He does have friends renting it now for part of the mortgage and he can stay there when he's back for work so that's something but not a perm solution.
