I DO know that, if I leave, he's got many thousands of dollars in repairs, renovations to do before he can rent to anyone else. Not the least of which is lead paint abatement.
When my landlord tried to raise my rent 20% a few years back, I sent him a note saying that there was no way I could afford that much, and that I would be looking, and thanks for the 4 years at the place, and oh, for when I move out, here is the laundry list of things that need doing for the next tenant, so you can budget/prepare for it. He wrote back saying how about 5%, which he has done now every year since. Not that any of those items got checked off the list, but at least my rent is still in the reasonable range.
That's genius o_a. Given my guy's unbelievable cheapness, I can see him responding that way. Hm. To bluff, or not to bluff?
I just had a dream that my boss called and woke me up and I couldn't get back to sleep. Said dream lasted two hours.

people used to call us up and ask if they could ride our pony.
and they're expensive to feed and they take up lots of space but we had four kids climbing all over Rex and he never complained. He'd just raise one eyebrow at Dad and kind of sigh.
Back before people cared much about the safety of their children the entire family and Rex would ride in the MGB. Rex got the back seat, my two sisters and my brother sat on the floor behind the front seats and I was in a bassinet at my Mom's feet.
