OK, I've seen the episode umpteen times and John is definitely right. There is a tiny pause but that's a typical Xander mannerism. It's like "Jimmy Olsen jokes're...pretty much going to be lost on you". It's DEFINITELY not "Sir".

The Zeppo DVD subtitles agree with John, and FWIW, my ears do too. Now I must nap, for it is exhausting being noble enough to watch Buffy before work.

the shooting script is often wrong

The transcripts are wrong/different sometimes, too - even from the less cutesy transcribers. For what it's worth, I've watched the episode a bajillion times and it's not sir, it's jokes are and given Nick's delivery, the jokes're contraction is probably the most accurate way in which to transcribe it.
