vw, just humbly apologize to your landlady and tell her that you know she doesn't like Toto doing this; explain that if she'd give you a few minutes warning before coming by, etc., you'll be happy to lock him in a bedroom for the duration of the business. Then, if she doesn't like it, she's got her solution.
