It seems to me that as you are on teh side of the transaction that is shelling out a whomping great pile of money, at least some of these necessary things should be scheduled to your convenience. But I'm not a homeowner, I don't expect to understand.

Since I've known him, I've watched the DH deal with his grandmother & mother's long, losing battles with cancer, his father's suicide, his uncle's attempted suicide. His grandfather's health keeps us on edge. This cousin was in a car accident about 4 years ago and became a quadrapledgic. Enough already, universe, I'm convinced -- my husband is the strongest person emotionally that I know.
I think I'll put on my walking shoes and go take a walk.
