I keep looking at all these shoes online and cannot find just what I'm looking for. And then I ended up on ModCloth for some reason and want ALL the shoes, but they're generally not leather and kinda cheap looking/sounding, which I don't want.

Yesterday I thought I had found my house. It would have required some sweat equity but it had tons of potential and was near the community college CJ will be attending. My agent and I made plans for submitting an offer this morning for a touch below list due to the needs for paint and carpet. She contacted the selling agent last night and they already have an offer for over list. Plus, apparently, the HOA is requiring that all the electrical be brought up to code (I guess there is some aluminum wiring from the original build). The people who made the offer are willing to take on that cost, even though the scope is a huge unknown (added $3K or up). I can't compete money-wise with that.
