I can report that expired-by-three-years Sudafed does work but only for six hours, not twelve. And somehow, the drugs that make most people sleepy leave me wide awake. I think I may call in sick today. If I venture out for more drugs maybe I'll get something pie-like.

Wait, does Sudafed make people sleepy? It keeps me awake if I take it too late.
Sometimes. Sometimes it just makes me stupid. Sometimes it wires me up Sometimes it does all three at once. (Which is really unpleasant.)
Now I'm sad because I have no pie. I guess I could have pizza for lunch or dinner.
My desire for pie is warring with my desire to stay in my house in my pajamas.

Good news. The one piece of info I was waiting on was flood insurance details. That had the potential to change the whole financials of this thing. But it turns out that only the very tip of the property at the water line is in a high risk zone - the actual building is well back from that and considered low to moderate. So annual premiums of @ $300, rather than $3000.
Phew.
Maybe I'm confusing Sudafed with something else that makes people sleepy. The only drugs that ever made me sleepy were pre-surgery sedatives.
