Can't you just lower your asking price by the $ amount that a new roof would cost?

Right. Part of the discussion on Saturday will be to set a sale price that accounts for the things we aren't willing/able to do up front. Doesn't mean that will make selling any easier. Many buyers want to move right in - not have to get WORK done.

I'm just frustrated with this whole process and we still have so much more to go. All the other pieces of this puzzle have fallen into place without much struggle, so this feels even harder than it should.

OTOH, some buyers LOVE that shit. That way they can make the house into what they want. Try to look at it that way -- you're selling something that an industrious renovating FREAK is going to adore.

Suzi, I would be wary of listing a house at say, X when I think its really worth X + 20K but it needs 20K worth of repairs. YMMV, of course, but I think you will be more likely to get what you want if you say that your price is X+20 but tell them right away about the 20K.

Huh - I'm almost positive that violates the contract they have with the agency (most temp agencies make big fat commissions on temp-to-perm hires), but probably works out for more money for you so yay!
