I'm not sure what I'm going to do this year.
I'm going to make fudge and/or truffles for my co-workers this year. Those are easy to make in big batches, so I can get them all wired on sugar in one fell swoop.

You can always counteroffer. He sounds like a lazy sack, so he may work with you so that he doesn't have to find a new tenant.
I did this in New York. I had no lease, and when the family that owned my brownstone sold it, the new landlords wanted to raise my rent from $900 to $1500. They agreed to knock a couple of hundred off when they came to my place and saw how I was taking care of it.

Is that part of the crazy problem they're having out there with paying teachers?

I think that a gift card is an appropriate gift for a subordinate, but it needs to show that you thought about where to get it from, i.e. "I always see you with a book in your bag, so I thought you'd like Borders" or "You often bring in a latte in the morning, so here's a Starbucks card"
Right -- now, I'm not sure if the one girl never has Starbucks because she hates it or to save money, but I definitely don't think of her as a Starbucks person.
oooh.. Jesse, I gotta ask. What's a starbucks person?
Just a person who goes to Starbucks. No judgement!
